WHAT IS YOUR APPLICATION PROCESS?
Each adult applicant expecting to be a lease holder must complete an application and pay a $35 fee. Once received, we will process a background, eviction and credit check to verify that the applicant has satisfactory credit (we do not go by a credit score). Applicant can be approved with a single deposit or be denied. Processing time is usually 24-48 hours. Once a deposit is paid a unit can be held for 30 days.
WHAT ARE YOUR INCOME REQUIREMENTS?
Rent cannot exceed 40% of applicants' combined income. Applicant must provide proof of income (pay stubs, bank statements or copy of W2). School is accepted as an alternative, provided income can be verified through financial aid/grants, etc.
WHAT IS YOUR PET POLICY?
If the property applying for is pet friendly, we allow one pet under 25 lbs. There is a $300 pet deposit (single family homes -$400 pet deposit) and $25 additional monthly rent. THERE ARE NO EXCEPTIONS.
DO YOU ALLOW STUDENTS IN YOUR UNITS?
Yes, however there is a maximum of two students per unit.
WHEN IS RENT DUE?
Rents are due and payable on the 1st of each
month without requiring a statement to pay when billed. If not paid by 5:00 p.m. on the 5th
day of each month, a 5% late charge plus $5.00 per day will apply until paid in
FULL and will be considered as additional rent. Payments received after 5:00 p.m. will be
applied to the next business day.
Saturday and Sunday are NOT considered business days. Payments must be paid in FULL by 5:00 p.m. on
the 5th to avoid the late charges. Rent is pro-rated for move-ins and move-outs.
WHAT ARE YOUR OFFICE HOURS?
We are open Monday through Friday from 8:00 a.m. to 5:00 p.m. We do show property on Saturday and Sunday by appointment only. All move-ins are processed Monday through Friday from 8:00 a.m. to 4:30 p.m.
DO YOU HAVE A MILITARY ADDENDUM THAT ALLOWS ONE TO MOVE PRIOR TO THE ONE YEAR MINIMUM STAY?
Yes, all you have to do is provide us with a copy of your orders.
AM I ALLOWED TO MAKE ANY ALTERCATIONS TO THE UNIT?
NO, we do not allow tenants to alter the unit. NO PAINTING. Tenants can hang pictures , but we ask that they use the smallest nail possible and that they do NOT use sticky adhesive. Please leave nails in place upon leaving unit.
